The sector grows rich each year by 5 000
agencies. But one does not improvise real estate agent.
It is necessary to hold a specific diploma and to have a broad
range of fair average qualities. |
The market |
| The real estate goes well since 1998. The sector
counts 35 000 companies and grows rich each year by 5 000 creations.
This favorable economic situation is accompanied by a raising of
prices of the apartments (11 %) and houses (7,3 %). the fall of the
Stock Exchange benefits the real investment because in particular of
the attractivity of the rates of the real loans. However, less
than half of the transactions are carried out by an agency, 10 % by
the other professionals of the sector (notaries, ushers), 50 % are
carried out between private individuals. The private individuals
represent 50 % of the customers of the agencies. The companies
and the tradesmen request as for them the agencies primarily to choose
an establishment, for operations of purchase, lease, search for funds
and beams. In complement of the role of agent, the real estate
agent can exert the management of buildings and peripheral activities
(insurance, control of work, patrimonial council, etc). Its
strategic position is enviable, but its fees are often considered
to be too important.

Regulation |
| The law Hoguet of January 2, 1970 regulates the
profession. It stipulates the obligation for the agent to hold a
professional chart which is delivered by the prefect (prefect of
police force in Paris) renewable every year. To obtain this
chart, it is necessary to justify of a specific diploma (level vat +
2) or of a professional experience in certain trades specified in the
decree of July 20, 1972. The formalities do not stop there:
a financial guarantee near an insurance company or Fnaim,
Socamab (Company of mutual guarantee of the real estate agents), or
Socaf (Company of mutual guarantee of the land real professions) is
necessary. Its amount rises with 30 500 euros for the
activity of transaction without detention of funds and with 115 000
euros for the activity of transaction with detention of funds
and real management. |
To launch out |
| To choose its storage area well is of primary
importance. A good market research can make you avoid certain
pitfalls. It will have to take into account the zones of strong
chalandise and the districts under development, the number of annual
transactions, the number of inhabitants and their socio-economic
level, the branches of industry of the area, the price of the square
meter. The frankness is a solution. The networks do not
miss: Orpi, Century 21, Laforêt Real, for example. At the
beginning, count a 115 000 euros (right to the lease, work and
purchase of material) and six months investment at one year of working
capital. The real estate agent can assert fees with the proviso
of being holder of a written mandate, of introducing a customer, of
taking an active part in the negotiations and of carrying out the
transaction. The amount of the commission is fixed freely.
It varies from 4 to 11 % for the sales and from 7 to 13 % for
the hirings.
